Terms of Service
How Clean Best quotes, schedules and delivers cleaning work in Penrith — including the arrival window, what happens if we get something wrong, and the fact that you can leave with thirty days notice.

1. Who these terms are with
These terms apply between you and CLEAN BEST GROUP PTY LTD (ABN 84 700 040 553), trading as Clean Best, of 54 Columbia Rd, Seven Hills NSW 2147. They cover the use of this website and the cleaning services we provide to premises in Penrith NSW 2750 and the surrounding area.
Where you have signed a written service agreement with us, that agreement governs the work. These terms fill the gaps and apply to everything else.
2. Quotes
Nothing on this website is a price. We do not publish rates, and no page here constitutes an offer to clean your premises for any particular figure.
Commercial premises are quoted only after a free on-site walkthrough. The quote we then send is one fixed figure, in writing, with the tasks split into every-visit, weekly and periodic work. It is valid for thirty days unless it says otherwise on its face.
Periodic and specialist work — carpet extraction, hard-floor stripping and resealing, external windows above ground level, kitchen exhaust cleaning, pressure washing and any height-access work — is quoted separately and is not included in a recurring cleaning scope unless the quote expressly says so.
3. Scope
The scope of work is what is written in your quote and agreement. If a task is not on that list, it is not included, and it is not implied. This cuts both ways: it means you can see exactly what you are buying, and it means we cannot be asked to absorb work that was never priced.
Scope can be changed at any time by agreement. Adding an area, dropping an area or changing the frequency takes a phone call and a revised written confirmation.
4. The arrival window
Where your agreement states an arrival window, that window is a term of the agreement rather than an estimate. If we are going to miss it, we will tell you rather than let you find out.
Our premises is at Seven Hills, in the City of Blacktown. Penrith is in the City of Penrith and is the furthest area we service. We do not state a drive time or a distance anywhere, because we have not measured one. Penrith is serviced as a scheduled round, and the arrival window in your agreement is built around that round.
5. Access and security
Before the first shift we agree in writing how our cleaner gets into your premises and how the site is secured afterwards. Each cleaner is inducted on that procedure individually, and every entry and exit is logged.
You are responsible for telling us if the access arrangement changes — a new alarm code, a changed lock, a new building management procedure. If we cannot get in because we were not told, the visit may be treated as attended.
6. Standards, and what happens if we get it wrong
If something within the agreed scope has not been done properly, tell us and we will put it right on the next visit at no charge. If it cannot wait until the next visit, tell us that too and we will come back.
A named supervisor audits your site monthly against the written scope and sends you the report, including anything we missed. If we cannot bring the standard up to what was agreed, you are entitled to leave — see clause 8.
7. Payment
Invoices are issued on the terms set out in your agreement and are payable by the due date on the invoice. Where an account remains unpaid, we may suspend service after giving you notice. We would always rather ring you about an overdue invoice than stop cleaning your site without warning.
8. Cancellation and notice
There is no lock-in term. Either party may end the agreement by giving thirty days written notice. You may also pause the service over a shutdown period, or change the frequency, by agreement.
Individual visits can be cancelled or rescheduled by giving us reasonable notice. A visit cancelled at the door, after the cleaner has arrived, may be charged.
9. Our people
Every Clean Best cleaner is police-checked and site-inducted before their first shift. Cleaners attending a school, childcare centre or any premises used by children also hold a current Working with Children Check, and we will supply the numbers so you can verify them.
We carry $20m public liability cover and workers compensation for everyone on the roster, and we will provide certificates of currency before we start.
10. Damage and liability
If we damage something, tell us and we will deal with it through our insurer. We ask that you report any damage promptly, so that it can be properly investigated while the facts are still clear.
We are not responsible for pre-existing damage, fair wear and tear, or the failure of an item that was already failing. Nor are we responsible for damage caused by a surface or finish we were not told about — if you have a stone benchtop, a particular timber finish, heritage material or anything else that requires specific treatment, tell us at the walkthrough.
11. End of lease work
We do not guarantee the return of your bond, and we will not pretend to. A bond depends on damage, fair wear and tear, rent arrears and the original condition report — none of which a cleaner controls. What we guarantee is our own work: if your final inspection flags an item that was within the agreed cleaning scope, we return and rectify it at no charge.
12. Your consumer rights
Nothing in these terms excludes, restricts or modifies any right or remedy you have under the Australian Consumer Law. Where a guarantee under that law applies and cannot be excluded, our liability is limited to the extent the law permits — which in practice means resupplying the service or paying the cost of having it resupplied.
13. This website
The content of this site is provided in good faith and is about our services in Penrith. It is not advice, and it does not create an agreement between us. The text, images and layout of this site belong to us and may not be reproduced without our permission.
14. Governing law
These terms are governed by the law of New South Wales, Australia, and the courts of New South Wales have jurisdiction over any dispute arising from them.
